  • IRS tax return + settlement notice for the last year
  • Bank statements for the last 3 months (salary account)
  • Bank of Portugal debt map (I request this on your behalf)
  • Preliminary contract or promise of sale for the property (if already signed)
  • Property tax booklet and permanent land registry certificate

Key concepts to know

TAN — Nominal Annual Rate
The pure interest rate. On indexed mortgages = Euribor + Spread. Reflects the cost of money but not the charges.
APRC — Annual Percentage Rate of Charge
The "real" rate — includes interest, compulsory insurance (life, buildings), fees and other charges. This is the figure to compare between offers.
Spread
The margin the bank adds to Euribor. Ranges from 0.5% to 3% depending on the risk profile and negotiation.
LTV — Loan to Value
Ratio between the loan amount and the lower of valuation or price. Usually capped at 90% (10% minimum deposit).
Debt-to-income ratio
Percentage of net income going to loan repayments. Banks prefer below 35%; above 40% they rarely approve.
Maximum term
Legally up to 40 years. Banks cap by end age: term + age of oldest applicant ≤ 75 years.

Frequently asked questions

Common questions about the mortgage process

How long does the process take?
From the first meeting to completion, typically 45 to 90 days. The part I control (multi-bank simulation and offer negotiation) is usually done within 5 to 10 working days. The rest depends on the bank valuation of the property (2–3 weeks), preparation of the deed and notary availability.
Can I approach several banks at the same time?
Yes, and I recommend it. Each bank simulates for free and with no impact on your credit history. When I work with you, I submit the request to 4 to 6 banks in parallel — the competition between them helps drive down the spread. After about a week we have comparable offers side by side.
Is it worth transferring my current mortgage?
It depends on the current spread and remaining term. Rule of thumb: if the contracted spread is above 1.25% and there are more than 10 years left, transferring almost always pays off (the fees are amortised in 1 to 3 years thanks to the lower monthly payment). I run the analysis free for your specific contract.
What if the bank refuses?
Working with several banks in parallel greatly reduces the risk of a general refusal. If it does happen, I analyse the reasons — high debt-to-income ratio, recent history, type of employment contract — and we adjust: reduce the amount, increase the deposit, wait 3–6 months to consolidate credit history, or add a second applicant.
What spread will I pay today?
It depends on your profile (income, debt-to-income ratio, LTV) and the bank. Indicative ranges in Portugal 2026: • Excellent profile (LTV <70%, ratio <30%, civil servant or senior professional): 0.7% – 1.1% • Good profile (LTV up to 90%, ratio up to 35%, permanent contract): 1.1% – 1.5% • Average profile (high LTV, ratio near 35%): 1.5% – 2.5% • Complex profile (self-employed, recent credit history): from 2% With your real profile I can give you a specific figure — ask me for a simulation for your case.
