4. Guided viewing — I show you the property and flag technical and market points.
5. No pressure — take your time and decide with all the facts.

What I assess during the viewing

• Overall condition: walls, ceilings, plumbing, windows, insulation
• Solar exposure and natural light
• Surroundings: access, transport, shops, schools, noise
• Medium-term capital growth potential
• Hidden costs: service charges, IMI (property tax), likely works

Travelling in?

If you're coming from outside Porto, I can schedule several properties on the same day to optimise your trip. Tell me how many days you have and I'll put together a viewing itinerary.

Bringing family or partner?

I recommend it — buying a home is a long-term decision, and everyone who's going to live there should see the space. No limit on visitors.

Will the seller be there?

In viewings I attend, the seller is rarely present — so you can assess the property without sales pressure and ask questions freely.
