Typically banks ask for the last 3 payslips, your IRS tax return, the last 3 months of bank statements, a copy of your ID/tax number and the Bank of Portugal responsibilities map. As a mortgage specialist with 30 years in banking, I help you gather everything and run the simulation across several banks in parallel.
TAN (nominal annual rate) is the pure interest rate of the loan. TAEG (annual percentage rate, or APR) includes interest, fees, mandatory insurance and other charges — it reflects the true cost of the credit. When comparing offers, always look at TAEG.
Yes. I provide a free, realistic valuation based on comparable transactions in the area, the property's characteristics and current market conditions. Unlike generic online valuations, I have direct local knowledge of properties in each town.
Yes. In addition to Porto, I cover Matosinhos, Vila Nova de Gaia, Maia, Gondomar, Valongo, Póvoa de Varzim, Vila do Conde and Santo Tirso. For premium properties I consider working across the whole of Northern Portugal.
As a rule, banks finance up to 90% of the lower of the valuation and the purchase price — so you need at least a 10% deposit, plus completion costs (IMT, IS, registrations and fees), which are around 6-8% of the price. In specific cases (main residence, buyers under 35) there are state-backed programmes that reduce the deposit required.
No. As a property consultant, my fee is paid by the seller. For buyers, my support — from viewings to mortgages, through the promissory contract and completion — is entirely free.
Yes, always. A key part of my job is to prepare informed offers and negotiate on behalf of the client — whether they are buying or selling. The goal is to close at a fair price for both parties.
